I use cutting edge sales technology in the form of 3D virtual tours. Old school videos would only use a panoramic view of a room or the home or the scrolling would be slow. This newer technology allows the buyer to see the exact layout of the home. 

The buyer can actually enter each room in the house and "look around" as if they were walking through the home. (I have received calls from out of state buyers wanting to make offers based on these tours, which strengthens your negotiating position)
